This first generation TI in the Hayden Ferry Lakeside development was almost 17,000 sq ft in size. iFactor outsources IT services. The space includes private offices in the center of the space surrounded by modular furniture on the perimeter. Also included, a break/game area, multiple "huddle" rooms and areas, a library and conference rooms. This was one of the earlier projects that utilized LED lighting technology. Fixtures were the biggest challenge. Many were of unique architectural style; some were special due to specific dimensions; all had long lead times. While the space offers a modern appearance, achieving the "look" was challenging due to the material procurement process. The shell construction included a "bus riser" that provided a main power supply. All switch gear "downstream" from that main was provided and installed by RMJ.
