This job is located in central Phoenix, where land is at a premium, on a relatively small site (approximately 11 acres) and consists of two buildings (65,160 and 106,480 square feet). The smaller building included work for a tenant improvement in roughly 60 – 70% of the building with finish work for an additional small future office space. The larger building included finish work for two small future office spaces. In addition to the challenge of constructing two buildings on the small site, contaminated soil was found to exist. Due to regulatory concerns, excavation, one initial phase of typical construction was required to be performed in multiple activities, many of which were performed out of sequence. Simply stated, a large part of job was built “backwards".
